Just a short walk to our famous beaches and the main street of Merimbula, you will want to make our house your next yearly holiday destination. Be in awe as soon as you arrive with the freshly landscaped front yard and the great architectural structure of the house! Enter the house on the ground level to a second living area, styled with a large comfy couch and second flat screen TV.

There is a king sized bedroom with plenty of built in robes, a twin bedroom with 2x king single beds and a large main bathroom, with a stunning free standing bath tub, double basin vanity and walk in shower. Ascend up the timber lined staircase to the main open planned living/kitchen and dining area. Relax and enjoy a glass of wine on the front balcony overlooking the Merimbula lake, or snuggle in with a good book infront of the large built in fire place throughout the winter months. Our home boast reverse cycle airconditioning on both levels. There is a master King Bedroom with ensuite and a fourth bedroom with a queen bed on this level, once again both with large built in robes. There is a third bathroom on the top level that includes a walk in shower, toilet, washing machine and dryer. With so much room to move in the kitchen you can enjoy the views from the front of the house, and keep an eye on the little ones, both 2 legged and 4 legged playing in the fully fenced backyard.

3. Smoking is NOT permitted in property. Failure to abide by this term will result in a cleaning fee taken from your rental bond of $150.00 without notice.

Cleaning Charges: This is not a serviced property, excessive cleaning charges will be taken from rental bond, where cleaning staff are left to wash or dry or put away crockery, cutlery, pots or pans that are left by any tenant after departure (cleaning products are supplied for this purpose) also where the property is left in an excessively untidy state.
5. The booking for your stay can be extended subject to room availability.

7. Your stay is strictly “room only”.
8. No liability is accepted for delivery of service that is received from the booking and no refund is available if quality of the unit, complex or service is in dispute.

10. All breakages, damage or lost keys are to be reported to management.
11. Persons at the property shall conduct themselves in a manner that is not a nuisance to other occupiers. Children must be supervised at all times. Strata Title By-Laws and Regulations must be observed.
12. These terms and conditions are governed by the laws of New South Wales.
13. Each property either has a keybox or keyless entry. As long as we have a valid Australian mobile number, you will receive an SMS (text message) with the access code on your arrival day. If you do not have an Australian mobile number please call our office on arrival for these details. If you are arriving late, you will need to call before 6pm.
14. Bookings are taken in good faith on behalf of the property owner. At times situations arise of which Eden Holiday Rentals has no control. We cannot be held responsible for cancellation or changes made by the owner.
