About This Listing

Cozy and cute self contained country cottage ( aprox 50 sq metres in size )
amazing views and outdoor bath with hot water one bath per day only - extra cost is $15 cash per bath to be left in piggy bank near front door
( also has indoor shower & bathroom free to use )
we give you the key and you look after yourself for the duration of your stay as we do not provide any services
compendium at the cottage lists great places to eat and visit in the area and things to do
like - visit lake lyell swimming fishing watersports and pet friendly
mayfield gardens in oberon - pet friendly and great cafe
jenolan caves - 35 minute drive ( detour via oberon now in place due to roadworks so will take just over an hour to drive )
blue mountains attractions - 40 minute drive
glow worm caves - lithgow

large fully fenced garden for your pet
we do have mobile reception - if you bring your own laptop and portable wifi device / or activate hotspot on your phone
one bedroom with aircon / wood fire/ kitchen facilities
great walks for you and your pet on the 200 acre property and state pine forest next door
queen size bed electric blanket and linen supplied
flat screen TV with large dvd/ movie library and free to air channels and netflix if you bring your own wifidevice or activate your mobile hotspot

bathroom has a walk in shower
our driveway is unsealed and 1 km long - you can access with a normal car but not suitable for those with low profile wheels as the clearance is very low on these cars and road a bit bumpy.

our weekend rate includes any dates with either a friday or saturday night ( eg thursday and friday / sat and sunday are both classed as a weekend.

lots of wildlife and peaceful location
only 15 - 20 minutes from shops in Lithgow town and 35 mins from Jenolan caves or blue mountains tourist attractions.
lake Lyell fishing and water sports a 5 minute drive away ( pets welcome )
we do ask visiting pets be well behaved and quiet
dogs must be on leash when near our 2 pet mini horses and 2 pet cows while walking out in the paddock.

Cancellation Policy
Cut-off time
21 Days prior to check-in

Cancellation before cut-off time
If the Guest cancels more than 21 days before check-in, they receive a full refund, less the transaction fee.

If the Property Manager cancels more than 7 days before check-in, the Guest receives a full refund.

Cancellation between cut-off time and check-in
If the Guest cancels less than 21 days before check-in, no fees are refunded.

If the Property Manager cancels less than 7 days before check-in, the Guest receives a full refund.

Cancellation after check-in
If the Guest checks out early, no fees are refunded.

If the Property Manager requests the Guest check out early, the Guest receives a refund for all nights not spent unless the guest has broken any house listed here - disruptive behaviour from guest or pets , damage caused to property by guest or pet , pets are not to be left alone at the cottage if they will bark and disturb neighbours or cause damage to house or garden.

• Guests must leave the cottage tidy on checkout or cleaning fee of $100 will be charged to guest that booked the property
• Any damage by guests or their pets to house / items in the house or garden must be paid for at full replacement cost.

Terms of Stay
• Owners of pets should not leave them unattended in house or garden if they are likely to cause damage or annoy neighbours by barking .
• If you have a dog that sheds please use the vacuum before departure to remove pet hair.
• Damage caused by owners or their pets will be charged back to the person who booked the property.
• Full cost of any items that are damaged or broken will be charged back to person who booked the property at full replacement cost.
• No extra persons other than those booked to stay are permitted at the house unless prior approval is given by the owners of property in writing.
• Property must be left tidy on checkout with dishes washed and put away and furniture etc put back as it was found at check-in,
• Pets must be treated for fleas before arriving at the cottage.

Beautiful cottage with magnificent views and a perfect place for getaway with your pooch. Very comfortable and clean property that had a great feel from the time we came through the gate. Would definitely recommend a stay at Wattle Cottage if you are travelling through the area.
